Private Texas real estate fund

Texas Auction Fund

A private fund for accredited investors focused on Texas foreclosure auction acquisitions.

Market opportunity

Disciplined buyers can find auction inefficiency.

Texas courthouse auctions can create opportunities for buyers with cash certainty, title discipline, local underwriting, and the patience to walk away when a bid no longer makes sense.

Screening

Every property starts as a no

Listings are screened for location, title risk, value range, occupancy, repair scope, and exit options before capital is exposed.

Execution

Cash certainty matters

Foreclosure auctions favor buyers who can make decisions quickly, fund reliably, and close without ordinary retail financing friction.

Bid limit

The bid is set before auction

Value, repairs, title, occupancy, rent, and resale liquidity determine the bid.

Investment strategy

Texas Auction Fund executes on the four R's

01

Research

Screen auction listings, market value, title risk, occupancy, repair scope, taxes, and exit options before capital is exposed.

02

Reposition

Acquire at a disciplined basis, then improve, stabilize, or prepare the asset for the exit path supported by the property and market.

03

Realize

Realize value through resale, rental income, refinance, or hold decisions based on conditions after acquisition.

04

Recycle

Recycle capital after exits where appropriate, subject to fund terms, asset timing, and available auction opportunities.

Process proof

Investor materials show how individual auction deals are judged.

Value

Auction price vs. supported value

Deal reviews compare the trustee-sale price target against recent sales, property condition, location, and realistic resale or rental assumptions.

Risk

Checklist before capital is exposed

The diligence package reviews title, taxes, occupancy, repairs, liens, timing, insurance, carrying cost, and exit-plan risk before auction day.

Materials

Controlled examples by request

Accredited investors can request investor materials with anonymized deal examples and the underwriting format used to evaluate auctions.

Public examples are intentionally limited until offering documents, data permissions, and legal review are complete. Investor materials may include more detailed examples where appropriate.
